Selling Your Home

Andrea will help you determine the best price for your home 
by taking into consideration any amenities (ie: schools, parks,
stores etc.), the state of the local market, the condition of your
home, and sales of comparable homes in your neighborhood.

She will provide you with a Comparative Market
Analysis package, which will detail all the comparables
used to determine your home's value. It is very important to
Andrea that she gets the best price possible for you when
selling your home, and there are a number of selling
techniques & strategies she will use to ensure just that!  

Services Provided

Staging your home - Andrea is a certified professional home
stager and will include this in the service that she provides.
She will meet with you while you are still getting your home
prepared for the market, and do a walk through giving
suggestions for de-cluttering, repairs or ideal furniture
placement. Andrea has her own inventory of small furniture
pieces & décor, and will rent any large items required to
make your home show to its greatest potental. Staging will
sell your home quicker & for more money; by attracting a larger
"pool" of buyers to fall in love with your home.

Professional photography - when your home is ready for the market, Andrea will bring
in her professional photographer for your Media package (which includes pictures, slide
show & virtual tour) incorporated into her personal website, social media, both real estate
boards as well as Realtor.ca®.

* Sign on your front lawn - this is a 24 hour advertisement! If someone calls from the 
sign on your lawn then you know they are already 2/3 sold on your home as far as area
and exterior, they just need to be sold on the inside. There is also the option to attach an info
box to the sign, if you find that beneficial.

* Create a custom home brochure to show your home to its greatest advantage. This
brochure will include color pictures as well as school information, a mortgage chart breakdown
& any features or upgrades the home offers. If you have a floor plan and survey of your
property, it is great to incorporate those as well. The purpose of this brochure is to make
your home stand out to potential buyers. When they get home from viewing multiple homes
they can review your detailed brochure to refresh their memories of your home.

* Your own personal website to drive more
internet traffic to your home. The majority
of potential buyers searching the internet for
a home will google by address for more
information. By having this customized
URL/website, it will direct the traffic to
Andrea rather than to other
agents/companies who aren't as familiar
with your property.

* Exposure on Oakville & Milton Real
Estate Board (OMDREB), as well as Toronto Real Estate Board (TREB) - with full
listing data, pictures & media package. Andrea understands the impact that market
exposure has in selling your home fast & for the most money! She is a member on both
boards to get you double the agent/buyer exposure for your home (getting the
attention of approximately 50,000 + agents and their clients!!!). She realizes that a lot of
buyers are coming from out of town and those agents are as important to target as well
as the local realtors.   

* Exposure on her personal website, which is promoted on the sign on your front lawn,
all marketing items, feature sheets etc. as well as RE/MAX Real Estate  company website. 

   * Exposure on Realtor.ca®, the avenue most buyers search first when they decide they
want to buy a new home.   

Social Media is a very important marketing tool as most people spend a lot of their leisure
time online these days. Andrea will create specific campaigns to attract the right buyers to
your home. She will utilize Facebook, Twitter, Instagram, Linked In as well as posting on local
buy & sell groups and Kijiji. The more online traffic the better to get you more potential buyers.

An email will be sent to Andrea's personal database with your home info/pics to see
if she or anyone she knows may have interest in your home.

Agent open house. This is done the first week you are on the professional market. It enables
agents to familiarize themselves with the inventory as well as get a preview of your home to
see if they have a suitable buyer. Andrea provides lunch/treats & refreshments as she shows
your home & explains all the features and upgrades that it has to offer.

Public open houses. Andrea usually recommends that you hold a public open house the first
week or two that you hit the market as the marketing momentum is building, to get you all the
exposure she can. This is up to your discretion and can be discussed further in person.

Postcards printed that will be mailed to your immediate area (usually this
consists of approximately 1000+ homes) announcing your arrival on the professional
market; and any additional "target marketing" materials to show the uniqueness of your home.

Contact other agents directly, who may have buyers with search criteria that match your home,
to alert them of your home coming on the market and encourage them to bring their buyers through.

Maintain contact with you while selling your home, so that you are kept up to date with all the
activity happening. Andrea understands the importance of keeping you informed every step of the
way to make the process as stress-free as possible.

Follow up with agents after showings. Andrea will reach out to all agents who have shown
your home to see what their feedback is, and then communicate this information back to you.
She will also track all details to discuss with you at a later date if your home has not sold as
quickly as expected, so that she can re-position your home on the market to get it sold!

Explain closing details & costs that you need to be aware of to make an informed decision.

* Andrea has the ability and knowledge of the Milton market to skillfully negotiate in your
favour, and effectively represent & protect your best interests. She will review the offer with you
& act as a "buffer" between you and the buyer in negotiating terms, such as conditions
or price. She will ensure that you understand what is being offered as well as what is expected
in return. Andrea thrives on getting you top dollar & will guide you through the entire offer,
negotiation & acceptance process.
